The Project is to serve as the new corporate headquarters for Marriott International, in Bethesda, Maryland, and consists of a multi-story build-to-suit Class A office (core & shell only) and a full-service hotel complex built upon a single podium with a five (5) level below grade structured 805 car parking garage. The Project site is situated immediately to the west of the WMATA Red Line. The office component is approximately 770,000 GSF total, and the hotel component will be a Marriott hotel comprised of 238 keys and ancillary spaces.
Two separate Contracts will be awarded: one for the office/podium garage, and a second for the hotel. The future office T.I. build out is not a part of this request.
Demolition of the existing buildings on-site is underway. The balance of the site clearing and garage excavation is scheduled to start July 2018, with completion of the office/garage core & shell and hotel approx. 36 mos. thereafter.
